I have been in the new home residential construction business for 27 years. In that time, I have gained valuable hands-on experience in all phases of new home construction.

What I enjoy most about building homes is starting with an idea of how a home should look and feel, and from that idea, creating something truly substantial. Building a home for your family should be one of the most exciting and enjoyable experiences of your life. That’s why I believe that, in planning a new home, it is essential to work with you, the customer, to define those ideas and make them a reality.

When my wife and I decided to build a home in the Greater Rochester area, we were still living and working in Massachusetts. Aside from the usual concerns of location, price, quality of construction, and on-time delivery, we knew we'd be relying on the Internet, fax machine, and telephone to make many decisions. Everyone told us we were crazy to even think about building a new house while we were still living in Europe, but after meeting Dean we knew everything would be fine. From the first meeting, when Dean spent two hours going through house layouts until he found one and modified it to have everything we wanted, we knew he was the perfect builder for us. Knowing our time in the USA was very limited, Dean spent an entire day and night helping us plan our dream house, giving us much advice and tips due to his years of experience. We were able to do in one eight hour marathon session what most people do over the course of several weeks or months. It was truly an example of “extreme house planning”. We left the USA knowing that the next time we saw our lot, the house would be finished. Dean even timed the construction of our house so that it would be ready for us to move in almost immediately after our big move from Europe back to America. We literally flew into Rochester on a Friday night and toured the house on Saturday morning—with big smiles on our faces! Everything turned out exactly as we wanted, and our friends here could not believe we never once had even one of the ‘builder horror stories’ that so many people experience. Even though we could not be here for any of the actual construction, Dean’s attention to detail and his commitment to quality ensured that we did not just move into a house, but into our home. We want your dream home to delight you, with no surprises along the way. Each phase of creating your home has one goal at its heart: smoothly managing the path from dream to reality, from the moment we first meet you, to the day you set foot in your new home.

First Phase: Concepts

We start our process by helping you define your dream, sifting through the basics of design and budget to help you discover your vision for your new home. Work with our pre-existing designs, or start from scratch with ideas of your own. The Popoli Custom Homes team will help you define the details and develop plans that get us on our way.

Second Phase: Confirmation

Location is part of inspiration, and site selection is your next step toward launching your custom home project. Now we move to the details: finalization of design, confirmation of all specifications, and firm, contractual commitment to pricing based on your design. As we said, no surprises: we’ll spell out all details in our contract with you, so that all of us are agreed on the same vision.

Third Phase: Commitment

Financing can be one of the most seemingly complicated aspects of building your custom home. Popoli Custom Homes will be happy to help you by referring competent, dependable professionals to assist you with the mortgage process. With a mortgage commitment and a non-contingent contract signed, you’re ready for construction to begin.

Fourth Phase: Creation

Over the next 12 to 16 weeks, you’ll see your dream take shape. Check in with us about progress and schedule some time to tour your new home during construction. The Popoli Custom Homes team prides itself in being totally accessible to you throughout the construction process. As we progress, we’ll give you an even more accurate estimate of the exact day your home will be ready for occupancy.

Fifth Phase: Closing

At last it’s time for walkthrough and closing, and we’ll inspect the details with you and your representative to ensure we’ve matched and even exceeded your expectations and delivered on every aspect of the home you envisioned. Once we confirm everything is in order to your satisfaction, we’ll reach that most awaited phase of the custom-home process: the delivery of the keys to your new home and new stage in life.

Final Phase: Continuity

Even when your home is complete, we don’t consider our job done. Popoli Custom Homes remains open and accessible to you for any follow-up questions regarding your new home, new equipment and services within it, and pertinent warranties and guarantees. When you’re happy with the home we’ve helped you create, then we’re happy too – there’s no greater joy for us than taking pride in what we do for you.
